Heavier urban pollution lays dark deposits on tile and slate, coastal salt weathers Howth, Malahide and Dún Laoghaire elevations, and the housing stock runs from Georgian slate in the city centre to concrete tile in the suburbs. Moss and lichen colonise as reliably here as anywhere, but on Dublin roofs the visible discolouration is often as much soot and particulate as biological growth.

Why it's done this way
Moss holds water against the tile, lifts and displaces it, and sheds debris straight into the gutters. Where the tile profile can take it, we scrape or pressure wash the loose growth off first; on tiles that can't take that treatment we clear by hand. Every roof is then softwashed with biocide at low pressure, so the growth is killed off in place and weather carries the residue away over the following weeks.

Questions we get on this job
Do you scrape or pressure wash the roof?
It depends on the tile. Loose moss is cleared first — scraped where the tile profile takes it, hand-cleared where it doesn't. Pressure washing a roof is on the table if the tile can genuinely handle it; on anything softer or older we don't touch it with pressure. Every roof is then biocided at low pressure across the full plane.
Do I need to be home?
No, as long as we have access to the property and an outside water supply if required.
Will the gutters be blocked afterwards?
No. We clear the gutters and downpipes as part of the job so the falling debris has somewhere to go.
How often should a Dublin roof be treated?
Most Dublin roofs hold up for two years or more after a softwash. Coastal, shaded and tree-lined properties may need it sooner.
