Softwashing
Low-pressure softwashing that removes biofilm, mould and discolouration from render and painted walls
See the service →Patios, driveways, paths and steps cleaned at pressure matched to the material — dirt, algae, oil and weeds out, colour back, joints re-sanded before we leave.
Patio, driveway or both — quoted as a fixed price before booking. No hidden extras, no day-rate creep.
Hard paving is the one place where pressure genuinely is the right tool — the surface is dense, the soiling is ingrained, and the result is immediate. The judgement is in the pressure and the pattern. Too much pressure lifts jointing sand, pits soft sandstone and blows out the face of concrete slabs; uneven passes leave visible bands, which looks worse than not cleaning at all. Driveways soil unevenly too — oil in the parking bays, moss along the shaded edges, grime through the middle — so they get pre-treated before the main clean. Where a surface is too soft for pressure, we say so and softwash it instead.
A small area is tested first to set pressure and nozzle for the material.
Weeds and moss cleared from joints and edges, oil and tyre marks pre-treated.
Even overlapping passes across the whole surface, including steps, kerbs and thresholds.
Sand replaced where jointing has washed out, debris collected, drainage checked.
Not sure what you're looking at? Send a photograph with your enquiry and we'll tell you whether it wants pressure or a softwash.
Every before/after we publish is shot from an identical position in the same overcast conditions.
Not when the pressure is matched to the material. Soft sandstone, painted concrete and timber need lower pressure or softwashing — we assess and test before we start.
Most oil lifts substantially with pre-treatment. Deep, long-standing stains in porous concrete may remain faintly visible — we say so before quoting rather than after.
Yes. Where kiln-dried sand has washed out of block paving or slab joints we re-sand as part of the job so the surface stays locked together.
Yes, and it is the cheaper way to do it — one set-up, one visit, and two or more services take 5% off the total.
Usually a few hours in dry weather. Avoid parking on freshly re-sanded block paving until the following day.
